Sr. Project Manager

The Senior Project Manager provides overall leadership and accountability for the successful delivery of large-scale or multiple concurrent construction projects. The role oversees the full project lifecycle — from contract award and mobilization through execution, commissioning and close-out — ensuring projects are completed on time, within budget, to specification and in full compliance with client, consultant, authority and contractual requirements. The Senior Project Manager acts as the primary interface between the client, consultant and the contractor’s senior leadership, and leads multidisciplinary site teams to drive performance, quality, safety and commercial outcomes.
Key Responsibilities
1.Project Delivery & Execution
•Lead end-to-end execution of construction projects based on contract documents including drawings, specifications, BOQ and agreement.
•Drive project delivery to meet time, cost, quality and safety targets across all work phases.
•Oversee and coordinate Civil, MEP and specialist activities in liaison with the technical team.
•Implement and enforce FIDIC conditions of contract and local authority regulations throughout project execution.
•Conduct and chair site meetings; prepare and issue Minutes of Meetings to all stakeholders.
2.Team Leadership & Stakeholder Management
•Build, lead and motivate the project team including Project Managers, Site Managers, Engineers and support functions.
•Foster team spirit, employee motivation and a high-performance culture across all site levels.
•Act as the primary point of contact for client representatives, consultants and regulatory authorities.
•Report and present project status updates to the Project Director or Operations Manager regularly.
•Identify, prequalify and appoint subcontractors in coordination with the procurement and commercial teams.
3. Programme & Planning Oversight
•Oversee the preparation and approval of the project master programme in coordination with the planning team.
•Develop project milestones and ensure adherence to the approved schedule.
•Monitor programme performance; direct mitigation and recovery actions when deviations occur.
•Review monthly and progress reports prepared in consultation with the planner.
4.Commercial & Financial Management
•Control and manage project costs against the approved budget.
•Review and approve monthly payment applications for the project and subcontractors.
•Identify, prepare and submit variation claims; respond to cost-saving opportunities.
•Coordinate with the finance department on project financial matters and cash flow.
•Negotiate financial and contractual issues in the best interest of the organization.
5.Procurement & Resource Management
•Liaise with the procurement team for timely delivery of materials and plant/machinery.
•Coordinate with HR for manpower mobilization and resource planning.
•Review and approve material submittals, shop drawings and subcontractor prequalifications.
•Ensure availability of resources across all work fronts to prevent stoppages or delays.
6. Quality, Safety & Compliance
•Maintain and uphold quality standards in coordination with the QA/QC team.
•Implement HSE norms and safety procedures in consultation with HSE officers.
•Ensure full compliance with UAE local authority regulations, client requirements and project specifications.
•Adopt the appropriate project delivery methodology based on project type, scope and circumstances.
7.Risk Management
•Identify, assess and resolve critical issues that may impact project delivery, cost or quality.
•Proactively manage risks across all project interfaces including design, procurement and construction.
•Escalate contractual risks and strategic decisions to senior leadership in a timely manner.
Outputs / Deliverables
•Approved Project Baseline Programme and regular updates.
•Monthly Progress Reports and Executive Project Status Dashboards.
•Monthly Payment Certificates for project and subcontractors.
•Variation Claims and supporting commercial submissions.
•Minutes of Meetings (internal and external).
•Risk Register and Mitigation Action Logs.
•Material Submittal, Shop Drawing and Prequalification approvals.
•Project Close-Out Report and Handover Documentation.
Qualifications & Requirements:
•Bachelor’s Degree in Civil Engineering (mandatory).
•PMP certification or equivalent project management qualification is an advantage.
Experience
•15+ years of progressive experience in building construction, with a minimum of 8 years in a Project Manager or Senior Project Manager role.
•Extensive UAE construction experience (23+ years GCC experience preferred); KSA or wider Middle East exposure is an advantage.
•Proven track record delivering large-scale building projects including educational facilities, hospitality, commercial towers, institutional and government projects.
•Experience working for Tier 1 or Tier 2 UAE main contractors with projects of significant value.
Technical Competencies
•Strong command of contract documents including drawings, specifications, BOQ and FIDIC conditions.
•Deep understanding of Civil and MEP construction sequencing, coordination and delivery.
•Ability to review and approve material submittals, shop drawings and subcontractor prequalifications.
•Sound knowledge of UAE authority regulations, permitting and compliance requirements.
